This project is an example of the harmonious fusion of traditional classical architecture and contemporary interior and lighting design. The client's wish was to create the cozy feeling of a traditional villa designed in the style typical for flourishing Munich in the late 1800s. The challenge centered around the best ways to seamlessly combine the intimate energy of the home with a high tech underground parking, a vast private spa and state-of-the-art technology, home automation, lighting and contemporary interior design. As the integration of these specific wishes into an existing structure seemed unobtainable, the client decided to build a house from scratch and commissioned renown Munich based Architect Graf Carlos Maltzan to design the house's exterior, Michael Neumayr with the interior architecture and Pia DeLeon of Plug-Lighting, Los Angeles with the lighting of this 1300qm | 14,000 sqft private residence. This 5 storey residence features 2 underground floors, with a footprint 25% larger than the above ground structure, to accommodate a private Spa with a large swimming pool and private gym area stretched over an area of 306qm | 3300sqft on the 1st underground floor. The 2nd underground floor houses 2 car garage with a 2 car elevator, a personal elevator, several technical rooms as well as a 70sqm | 750sqft kid's playroom.
The kitchen, dining room, living room, billiard room and study are located on the ground level. The upper level features kid's and guest rooms. The master suite and office are located on the top-level.
Every architectural detail, every built-in, the lighting and furniture even the accessories and the artwork was curated, designed or specifically developed for this project.
This kitchen and dining area were specifically designed to seamlessly blend into one another. The kitchen is entirely custom designed and features an array of functional solutions, which we developed to meet the clients need. All cabinets are wall hung to give it a lighter appearance. The center island features two state of the art induction cook tops and a utility trough to store, herbs and spices, as well as an integrated bio-waste container. All is hidden under flap, which were machined out of soild aluminum.
The kitchen floor features as in-floor window, opening the view to the swimming pool below.
The dining area can be separated from the kitchen, though a semi recessed in ceiling glassware cabinet, which can be electrically lowered to rest on top of the bar counter below. A radar controlled electric sliding glass door creates privacy.
The top floor, features master bedroom and master bathroom next to spacious dressing rooms, and office and work-out area.
The master bathroom features a one-of-a-kind double vanity carved out of a 1600lbs solid marble slab, outfitted with custom stainless steel fixtures. Due to it's construction the vanity seems to float in front of the stacked stone wall. The custom designed vanity ensemble has been conceived in such a way, that no plumbing is visible from the outside. All drawers are eletrically operated by merely touching the drawer surface. The amove mirror cabinet features a mirrored 26" flat screen TV.
The custom walk-in shower features a custom tunnel fireplace, which can be seen form both bathroom and bedroom.
